Project Manager (commercial properties)
Position will be based in Oakland office. The Project Manager is responsible for delivering tenant improvements, spec suites, market-ready projects, and building capital initiatives across multiple assets. This position manages projects from concept through completion, ensuring alignment with asset strategies and investment objectives. Primary markets include the Bay Area, Sacramento, and Reno, with occasional travel required. $125K - $150K DOE + Bonus potential + strong benefits.

Direct Hire position- $
125,000.00 to $ 150,000.00 / annually First Shift ( Monday throughFriday )
- Full Project Lifecycle Management: Oversee design, entitlements, bidding, permitting, and construction phases for multiple projects simultaneously.
- Stakeholder Collaboration: Work closely with leasing, operations, engineering, and property management teams to define scopes, budgets, and schedules.
- Budget & Schedule Control: Develop and maintain project budgets and timelines; provide variance reporting and ensure financial accountability.
- Vendor Oversight: Retain and manage architects, consultants, and contractors; review contracts, approve invoices, and manage change orders. Maintain strong vendor relationships.
- Regulatory Coordination: Interface with cities and governing agencies to secure approvals; identify and mitigate potential delays.
- Value Engineering: Drive cost-effective solutions without compromising quality or schedule.
- Administrative Compliance: Manage internal approval processes for design, budgets, and invoicing; ensure accurate project documentation and close-out files. Maintain job status updates in Salesforce.
- Strategic Support: Assist with acquisition due diligence and annual budgeting.
Project Manager (commercial properties) Qualifications:
- Experience: Minimum 4 years in project management or project engineering, preferably with a general contractor specializing in renovation and improvement of existing buildings and facilities (office and industrial properties).
- Experience with capital projects (roof, mechanical equipment replacement etc.) and tenant improvements (TIs).
- Education: Bachelor’s degree in construction management, engineering, architecture, or related field.
- Technical Knowledge: Strong understanding of office and industrial building design and construction, with emphasis on renovations and redevelopment.
- Software Skills: Proficiency in Microsoft Word, Excel, and MS Project; experience with project management systems and Salesforce preferred.
- Additional Expertise: Familiarity with mechanical, electrical, and plumbing systems; design or engineering background is a plus.
