Assistant Property Manager (commercial properties) Details:
Direct Hire position- $
70,000.00 to $ 85,000.00 / annually First Shift ( Monday throughFriday )
This role will join a small team and assist with managing a 2.5 million sq. ft. portfolio of industrial properties located throughout Portland, Oregon and Boise, Idaho areas.
- Manage frontline responsibilities for tenant calls/service requests and memo communications for the portfolio. •
- Provide administrative support to Sr. Property Manager and Regional Operations Manager, as needed. •
- Ensures vacant spaces are show-ready and coordinates building access to brokers, tenants and vendors. •
- Responsible for building and maintaining relationships with tenants and vendors.
- On-call for fire alarms and other property emergencies during business hours and after hours.
- Draft service contracts, purchase orders, and work authorizations.
- Review and approval of property accounts payable invoices, and follow-up on vendor payment issues as they arise.
- Actively finds ways to reduce operating expenses while striving to increase the quality of service we receive from vendors and provide tenants.
- Will be responsible for ensuring code compliance and proper equipment maintenance for all properties.
- Coordinate tenant move-ins and move-outs.
- Coordinate tenant appreciation events annually at all properties, as applicable.
- Supports monthly and quarterly financial reporting process, including accruals and variance comments.
- Assist with annual CAM reconciliations.
- Assists with preparation of the annual budgets.
- Will complete a variety of accounts receivable functions, such as delinquency calls and letters, payable applications, and delinquency notes.
- Assists in reviewing monthly tenant billings to ensure accuracy and be able to field tenant questions regarding billings and cash applications.
- Responsible for performing on-site monthly and/or quarterly inspections.
Assistant Property Manager (commercial properties) Qualifications:
- Bachelor's Degree preferred.
- Real Estate License eventually required (will allow time to obtain after start)
- Minimum of 2-3 years’ experience in COMMERCIAL property management, industrial property experience preferred.
- Experience providing excellent internal and external customer service.
- Experience with Budgeting and CAM Reconciliation processes.
- Must be proficient with word processing & spreadsheet software (Word and Excel) and adapt to using multiple accounting, budgeting, and compliance platforms.
